"Palazzo De Agoy is a first line Black Sea resort located away from railway infrastructure, ensuring privacy and tranquillity. The site covers 10 hectares and includes a private beach of 33,000 sq m. The Agoy location combines a subtropical natural setting with strong accessibility, with approximately 100 minutes travel time to Sochi Airport via the new highway. The architectural concept is delivered by ASADOV, an internationally recognised bureau. The central feature is a floating bridge integrated with an amphitheatre for 780 seats. A limited collection of interiors is created in collaboration with Dolce and Gabbana, Versace and Bugatti, ensuring exclusivity of the residences. The resort is managed by Domina, an international hospitality operator with over 35 years of experience and more than 20 hotels across Europe and Asia. Owners benefit from the D Exchange programme, allowing up to 45 days of stays across the global network. Infrastructure includes a 2,200 sq m SPA, a 2,000 sq m preventive wellness centre, fitness zones, a 3,100 sq m children’s centre, restaurants, and conference facilities for 500 guests. The project is implemented under Federal Law 214 with escrow accounts in Sberbank. The projected rental income in the first year of operation starts from RUB 3.2 million. The involvement of an international operator and the limited number of units ensure strong capital growth potential."
